Snow is not uniform

The same storm can create different problems across one property.

Light, dry snow

It may move easily at first but drift quickly on exposed roads, drives, decks, and parking areas.

Wet, dense snow

Higher moisture content can increase weight, compaction, berm density, equipment effort, and roof or drainage concerns.

Mixed precipitation and refreeze

Rain, sleet, meltwater, and falling temperatures can create bonded snow and ice that require scraping or treatment.

Detailed widening, stall recovery, curb lines, walks, stairs, and cleanup around moved vehicles often occur after snowfall slows.

Property factors

What changes the result and the service plan.

Steep grades, shaded pavement, gravel, pavers, heated surfaces, narrow access, parked vehicles, retaining walls, roof shedding, wind exposure, limited snow storage, drainage, and public-road berms can all affect method, timing, and finish.

Does a specific snowfall depth guarantee a visit?

Only if the written agreement defines that trigger. Some contracts use accumulation, timing, conditions, or operating need rather than a single depth.

Why does snow sometimes return after service?

Ongoing snowfall, wind, roof shedding, municipal plows, vehicle movement, and drifting can refill cleared areas.

Why is ice still present after plowing?

Plowing removes loose accumulation but may not remove bonded snow or ice. Scraping, temperature, material, sunlight, and repeated treatment affect the result.

When does snow hauling become necessary?

When piles reduce parking, narrow lanes, block sightlines or drains, interfere with access, or create recurring runoff and refreeze problems.
