Mountain-home roof planning
Roof snow and ice-dam planning in Park City.
Heavy roof accumulation, drifting, repeated freeze-thaw cycles, and snow shedding above entries can create very different problems. A useful plan begins by identifying the actual concern, the roof geometry, safe access, and whether the property needs snow removal, a roofing evaluation, or both.
Request a Property ReviewRoof snow and ice dams are not the same problem.
Roof accumulation
Snow depth alone does not tell the whole story. Drifting, roof shape, previous layers, moisture content, and structural design all matter.
Ice-dam symptoms
Ice at eaves may be associated with heat loss, ventilation, insulation, drainage, and repeated melting and refreezing. Removing snow may reduce contributing conditions but does not diagnose the underlying building issue.
Shedding hazards
Roofs above walkways, garage doors, decks, hot tubs, and entries may create repeated ground-level hazards after previously cleared areas are serviced.
What a responsible site review should cover.
Roof and access conditions
Roof pitch, height, edges, valleys, solar panels, chimneys, skylights, landscaping, and safe equipment placement should be reviewed before work is discussed.
Priority areas below
Identify entries, stairs, walkways, parking, decks, mechanical equipment, and other areas that could be affected by falling or relocated snow.
Scope boundaries
Clarify whether the request is for monitoring, selective snow reduction, access protection, ice management below the roofline, or referral to another specialist.
Signs that deserve prompt attention.
Water intrusion
Interior staining, active dripping, damp insulation, or water near electrical systems should not be treated as a routine snow-service issue.
Unusual movement or sounds
Visible deflection, cracking, shifting finishes, or unusual structural noises warrant professional evaluation.
Repeated ice formation
Recurring ice in the same roof areas may point to a persistent heat-loss, ventilation, drainage, or design condition that needs diagnosis beyond snow removal.
